Santa Fe Neighborhoods

Abiquiu
Abiquiu, located approximately 40 minutes north of Santa Fe, is an area rich in history both ancient and modern. Immortalized in art by it’s’ most famous resident, Georgia O’Keefe, the area attracts a diverse mix of residents that find themselves lured by exquisite red-rock scenery, light, and majestic vistas. The village is very small, but there is wealth of surrounding larger tracts of land with beautifully crafted homes in a very rural setting. Abiquiu Lake, 7 miles north of town, is an active recreation area.

The town of Cochiti Lake is located halfway between Albuquerque and Santa Fe about 10 miles off the I-25 corridor. DeVargas Heights

An established subdivision lying east of Old Pecos Trail near Zia Rd, DeVargas Heights is characterized by moderately priced ranch and pueblos-style homes on lot sizes ranging from 1/5 to ½ acre. Its’ a mix of renovated and dated homes, the latter of which are ripe for renovation, in an area that has extremely good access to retail and various services.

Santa Fe Core Historic Districts

Property within ‘walking distance to the Plaza’ has traditionally been coveted and valuable as there are very few vacant lots and very little new construction. Comprised of older homes, condos and historic properties. Renovating homes in this area is common, but takes some skill and ‘insider’ knowledge as the mandates of Historic Styles (the body that governs the preservation of Santa Fe’s iconic architectural style) are rigid and exacting as to any exterior updates or changes.

Eastside Santa Fe

The Historic Eastside is bordered by Paseo de Peralta and runs up into the foothills of the Sangre de Cristo Mountains, and east off the Old Santa Fe trail. On the north, it is bordered by the Santa Fe River and on the south by the Old Pecos Trail. Canyon Road, on one of the most well-known gallery thoroughfares in the world, is in the heart of the district, and properties in and around it is highly prized. Small roads, many of them dirt, meander off Canyon Rd and delight pedestrians with their charmingly authentic atmosphere. In the mountains above St. John’s College, more rural ‘subdivisions’ such as Wilderness Gates offer residents great access to the Plaza and Canyon Road, yet wonderful views on average 5+ acre parcels.

Eldorado

Long thought of as an ‘affordable’ alternative, Eldorado is a planned community with average 1-2 acre lots, it’s own shopping center, views and a mixed demographic of artists, families, professionals, and retirees. Garages, often in short supply in some parts of Santa Fe, are required, and single story construction is predominant. A mere 17 minutes from the Plaza and services, Eldorado is a great alternative to higher prices ‘in town’.

Estancia Primera

Off of Hyde Park Road on the way to the Santa Fe ski basin, Estancia Primera is a lovely development with a pool , tennis courts and a clubhouse for private parties which is fairly rare for any subdivision this close to the Plaza. Nice townhomes and single family residences.

Galisteo and Lamy

The magic of the Galisteo Basin has lured visitors for decades. Just a few miles south of Eldorado. Both communities offer larger lots, a truly rural lifestyle and spectacular vistas in combination with rich cultural identities and history. Although a bit far out of town for some, Galisteo and Lamy offer unparalleled peacefulness, light, and rugged beauty.

Highway 285 SE

The 285 Corridor has a great mix of well-known neighborhoods and subdivisions such as Alteza Estates, Los Caballos, Dos Griegos, Los Vaqueros, Old Road Ranch etc., all of which have their own unique characteristics and architectural styles. Lot sizes vary all along this corridor, and there is something for every buyer. 17 minutes on average to the Plaza.

Highway 14 and the Turquoise Trail

Listed on the New Mexico scenic Byway System, this rugged area is approximately 20 minutes SW of the Plaza and offers another rural alternative to the traditional Santa Fe lifestyle. Big lots, many of which are horse properties, and widely ranging values characterize this sizeable and varied ‘bedroom community’ of Santa Fe. Predominantly custom built homes and ranchettes, and a ‘truly ‘western feeling to the land and views.

Historic Eastside/ Canyon Rd

In neighborhoods with properties that sometimes date back centuries, this area is embed with charm and grace. With dirt roads meandering here and there, this district is known for fabulous gardens and compounds, small and large homes rather than views. Truly the quintessential heart of Santa Fe, this area ‘s feeling has lured visitors for decades to the City Different. The eastside winds it’s way through and up Canyon Road toward the upper end of the Santa Fe River, and includes the Randall Davey Audubon Center, which encompasses 135 acres and miles of hiking trails.

Hyde Park Road area
There are several scenic neighborhoods that border Hyde Park as it ascends to the Santa Fe Ski Basin. Most have sweeping Jemez (western) and city lights views and vistas back to the lower Sangre de Cristo range. Homes are of mixed age range, with here and there a residential lot available for building upon and scattered new construction.

La Joya

Present-day La Joya is located near the site of an ancient Piro Indian Pueblo that the Spanish named Nueva Sevilla, or Camino Real before travelers entered the ‘desplobladon’ or uninhabited area, between here and El Paseo del Norte. Today, La Joya boasts some remarkable properties and homesites for serene rural living.

Las Campanas

Splashed across 4700+/- glorious acres in the near NW area of Santa Fe, this impressive Lyle Anderson golfing community features spectacular luxury properties and residential land. Las Cordilleras
Just northwest of Santa Fe, this 85- acre development is characterized by protected open spaces, walking trails, meadow-like and forested land and water efficient fauna, grasses and trees. Big sky country.

Los Santeros

Located inside Las Campanas, Los Santeros represents a variety of architectural styles and materials: custom finishes include hand-split wood, river rock, colored plaster, and hand painted tile, to name a few. In contrast to the typical Las Campanas inventory, these residences have a more ‘individual’ style and cater to a more truly custom market while still offering the very best of the community’s extensive amenities package.

The Museum District
Located between the Old Pecos Trail and the Old Santa Fe trail as it runs east, the Museum district is so-named because of it’s proximity to the four internationally acclaimed museums perched on ‘Museum Hill.’ Characterized by larger homes on larger lots with great views and superb access to the Plaza and shopping to the west.

Monte Sereno

Monte Sereno is a six hundred acre master planned development located in the near NW section of Santa Fe, close to Hwy 285 but not bordering it. With spectacular Sangres views and mature vegetation and trees, this prestigious area offers uniquely beautiful view sites and brad new custom homes.

Nambe and Jacona
Nambe and Jacona sit on opposite sides of Highway 285 north and are characterized by the lovely agricultural nature and fabric of their communities. Often the land is irrigated, and homes can have a very authentic feeling and atmosphere of traditional northern New Mexico. As well as boasting a few estate –quality properties, in general, Nambe and Jacona offer moderately priced homes with great access to Santa Fe, Espanola and Los Alamos.

Northeast Santa Fe

One of the most desirable parts of the market, northeast Santa Fe offers both great views, new and older, often remodeled property, nicely sized lots and views. Locals love its fantastic access to the Plaza and diversity of inventory. Newer homes are sprinkled in with older properties and condos, and there are various small subdivisions of divergent quality and size. Primary developments are Vista Canada Ancha, Vista Primera, Sierra Del Norte, Santa Fe Summit and Cerros Colorados.

North Hills

The North Hills neighborhoods reach above Paseo de Peralta (north loop) and are bordered by the Old Taos Highway on the west, the Santa Fe River to the east and Tesuque to the north. It’s rolling terrain and juniper and pinon -studded hills offer sometimes very good views of the Sangre de Cristo range, as well as very private homesites nestled into hillsides. Older homes and condos are the predominant inventory in this area, popular for it’s short distance to the Plaza.

Old Las Vegas Highway Corridor
Located just SE of the plaza, and very near the main hospital and many retail services, the Old Las Vegas Highway corridor, and the many subdivisions on either side of Highway I-25, has a decidedly rural feel with good views to the south and close-in Sangres foothills views. Properties vary from modest homes to elegant, usually pueblo-style ranchettes. Higher end subdivisions include Arroyo Hondo Vistas, Double Arrow (off the old Santa Fe Trail-the north ‘border’), Sunlit Hills, Seton Village, La Barbaria, and Arroyo Hondo, known for it’s superior horse properties.

Oshara Village

Oshara Village, located in the vibrant and growing Southwest Corridor, is a new development designed in a ‘village’ format intended to balance human needs with ecological mandates. Sustainable aspects include the healthy and safe conservation of water resources, energy efficient homes, and pedestrianism.

Park Plaza
Located in the Park Plazas subdivision, these homes and townhomes were built from the mid and late 1970's until approximately 1995. Park Plazas is a mature and "user friendly" neighborhood with welcoming entries and intimate cul-de-sacs. The additional land is used for lush common areas, walking trails, tennis courts, outdoor exercise areas, playgrounds, a ball field and outdoor storage. Walton Chapman and Chapman Homes filled the need for a planned unit development within the city limits of Santa Fe by building 442 "zero lot line" single family townhomes and free standing homes with smaller and more manageable yards in the same density zoning as homes on large lots. They are not condominiums.

Pecos/Rowe and Glorieta Mesa/ Canoocito

Once considered far ‘out of town’, Pecos and Glorieta are fast becoming almost ‘bedroom’ communities of Santa Fe. With great fishing, hiking and horseback riding, both villages feature spectacular vistas that span mountains, meadows, mesas, forests and plains. Homes can be elaborate, modest, and often rustic, and land parcels are often large with intermittent streams and riverfront (Pecos). It is a 25 minute drive-time from most parts of Pecos and Glorieta to the Plaza.

Quail Run

Located in the southeastern foothills of the Sangre de Cristo Mountains and bordered on the north by the Old Santa Fe Trail, Quail Run is a gated community designed and executed in the finest tradition of Southwest Pueblo style. The Near Southwest Side

One of the more affordable areas of Santa Fe, the Southwest corridor boasts the very best in mainstream retail shopping, with bike trails, traditional subdivisions, sidewalks, single family homes and condos. Prices tend to be somewhat lower than the rest of Santa Fe, and most areas have a more typically suburban flavor. While most homes are still built in the Santa Fe vernacular, there are dated properties that can be bought very reasonably and are a good buy for those who don’t mind doing some cosmetic work. Major subdivisions include Vista Primera, Los Milagros, Las Estancias, and Pueblos del Sol.

Tierra Contenta
Tierra Contenta is a 501(c)(3) corporation that provides builder-ready tracts of land designed for low and moderate priced housing for under-served families of Santa Fe, New Mexico.

The Turquoise Trail

The Turquoise trail is a National Scenic Byway connecting Santa Fe and Albuquerque, long used by native peoples, French traders and pioneers. Today it connects Santa Fe to the outlying communities of Los Cerrillos, Madrid, Cedar Crest and Tijeras to the south. Big views and large tracts of land abound, with prices ranges running the gamut from modest to estate level. Gorgeous sunsets and good horse properties.

Tesuque

The older village of Tesuque has what some consider to be some of the most beautiful properties in the Santa Fe area. This lovely and lush valley setting combines conforming values in the higher end with eclectic architectural styles and estates. Many of the homes have an historic provenance and value, and the Tesuque Village market and restaurant is a well-known meeting place for locals and tourists alike. There is also an extensive trail system in and around the village for easy access to hiking, horseback riding and other outdoor activities.

Vista Redonda
Vista Redonda is a roughly 30+- year old subdivision with truly spectacular view site, lots averaging 5 acres, and larger single family homes. The subdivision boasts it’s own water system and underground utilities. The vistas must be seen to be believed, and encompass the Sangre de Cristo, Jemez Mountain and even some Colorado ranges. Twelve-thirteen minutes to the Plaza.

West Alameda

This close-in, established single family neighborhood has a wide owner demographic, and in some cases, expansive views. It is widely considered to be an area with good values, comprised mostly of older homes, many of which have been remodeled. This district extends from St. Francis west out both sides of Alameda and is bordered by the Santa Fe River on the south, and Paseo de Vista on the north.

Wilderness Gate

Wilderness Gate is a mountain community in the tall ponderosa pines known for high quality custom homes and guesthouses. Parcels are 5 acres on average, and the covenants allow for studios and workshops as well. Very close- in; a mere 10 minutes, to the Plaza and great access to National Forest trails.

Zocalo

Zocalo is a residential condominium community designed by the renowned architect Ricardo Legorreta.
