Selling a home is so much more than putting up a sign in your yard, or an ad in the local newspaper. Even during these times of ever-growing inventory, placing the property in the Multiple Listing Service is not nearly enough to make your property stand out from the crowd.
Barker Realty reaches your buyer via a wide range of Santa Fe’s major publications, on the Internet and through custom marketing plans developed by our brokers specific to your property type and location. 84% of all buyers begin their search on the Internet (according to statistics published by National Assoc of Realtors 10/2008) . The Barker Realty web site, and individual broker sites will link your property to cyberspace within hours of formalizing your listing. (including www.Realtor.com ). Your broker may suggest other sites appropriate to expose your property for Buyers looking specifically for your ‘product’.

Color Brochures, Electronic Brochures, and E-Flyers
Barker Realty in-house design talent will create and implement state-of the art full color brochures, email-able flyers, and high impact e-brochures –fliers sent via email to various email ‘listserves’ - to highlight the specific attributes of your property. Multiple Listing
Still one of the most powerful tools available to a Seller is listing the property on “MLS’, available by broker membership only through the Santa Fe Association of Realtors. This tool provides maximum exposure to other licensed brokers with potential Buyers for your property, and can involve ‘broker open houses’ on designated days in designated areas of Santa Fe to increase your visibility.
Home Staging
We’ll visit your home prior to listing and will offer advice as to how to achieve the most cost-effective way to present your property for sale in peak condition. A few small changes can increase the likelihood of selling your property more quickly; particularly in times of increased listing inventory. Signs still remain one of the largest generators of traffic for your property . National statistics reveal that ‘for sale’ signs alone procure 20% of all actual buyers!
Lockboxes
Your home will sell more quickly if a broker can show it to as many potential buyers as possible, and surveys show that Buyers prefer to look at property without the owner present, 3 to 1. With your written permission, we will place an electronically secure lockbox (keyholder) at your property to provide other brokers with access. Properties with lockboxes are shown far more often than those without, and in market conditions with fewer buyers, one can’t afford to miss a showing.
Showings
Your Barker broker will want to show your property, as will other brokers with prospective buyers. We’ll make appointments with you in advance , and your listing broker will follow up with any feedback and information about any interested prospects.
Open Houses
We hold open houses regularly, believing that the buyer for your property can come from any one or more avenues we have created to generate traffic. At your discretion, your broker (or another Barker broker) will schedule an open house with you---generally on Sunday, which will be announced on our website and in the Santa Fe New Mexican.
Buyer Screening
“Showings for showings sake” are not the most effective way to sell your property. Your broker will screen potential buyers for their interest level, qualifications and timetables.
Updates:
We will keep you fully apprised of changes in market conditions, which can sometimes occur rapidly. We’ll inform you about the industry response to your listing, as well as buyers reactions, the status of competing properties, how often the home has been shown, interest rates and the availability of financing, and general market activity in our ‘feeder markets (NY, Chicago, Bay area, Texas etc)., as well as changing market conditions in Santa Fe itself.
Showing Log
Barker Realty maintains an active, up-to-the minute database for tracking each day’s showings. At your request, we can provide you a history of all your property’s showing activity, including date, broker, company name and time. The process of managing and selling a listing is a full-time job.
